Maine's Southern Coast — Kittery, York, Ogunquit, Wells, Kennebunk, and Old Orchard Beach — is the state's mildest, sandiest stretch (roughly USDA zone 6a), but it's right on the salt, on fast-draining sandy and gravelly coastal soil. That makes deep-rooted, salt-tolerant tall fescue and blends the natural lead, laid over a fresh topsoil base that holds water in the sand, with bluegrass kept to irrigated lawns set back from the beach.
This is busy summer-vacation country, so we plan installs around the season and rental turnover, and match the variety to each lot's salt exposure and soil.
