The Berkshires sit higher and colder than the rest of Massachusetts — roughly USDA zone 5b–6a, with a shorter growing season and heavy winter snow. Sod can be laid later in the season than seed, but it should go down with enough time to root before a hard freeze, so spring through early fall is the sweet spot.
Most lots here are some combination of wooded, rocky, and sloped. Mature hardwoods mean shade, which is why we lead with tall fescue and fescue blends; the glacial-till soil is often rocky and benefits from grading and fresh topsoil. On slopes, sod is a major upgrade over seed — it provides instant erosion control instead of washing out in the first heavy rain.
