Sod Installation in Montauk, NY: A 4,500 Sq Ft New-Build Lawn

The finished back lawn at the 4,500 sq ft Montauk, NY new build — fresh sod in one green piece from the covered patio and pool to the tree line

Last month we rolled out the lawn on a $5.5M new build in Montauk — and in that post we mentioned the blue house in the background was this builder's next project. Today we're back, one door down, installing 4,500 square feet of fresh sod for the same East End builder.

Before the first roll goes down, the builder walked the site with us — and this time, the sound is on.

Sound on: the builder walks the graded site with us, pointing out the orange paint lines that mark exactly where the sod goes — hours before 4,500 sq ft of fresh-cut sod arrives.

The Builder Walks Us Through the Site

In the video, the builder shows us exactly where he painted the lines for sod: which planting beds stay, where the lawn wraps the new fence and gates, and how the yard works around the equipment pads and stockpiled materials still on site. That kind of clear layout is gold for an installation crew — nobody is guessing at edges, and every cut lands where the builder wants it.

It's the same reason we put together a full guide to sod for new construction: on a new build, the lawn is one of the last trades on site, and the smoother the handoff, the faster a spec home goes from construction site to finished property.

Two Inches of Rain — and a Site That Still Works

The forecast did its best to complicate install day: two inches of rain fell on Montauk yesterday. On a clay-heavy inland site, that much water can force a delay while the grade dries out enough to work without rutting.

Out here it's a different story. Montauk's sandy, quick-draining soil shed the water overnight, and by this morning the grade was firm underfoot and ready for sod. That fast drainage is a real advantage on install day — though it cuts both ways once the lawn is in, since sandy soil also lets moisture escape quickly. It's why amending sandy soil with compost and consistent early watering matter so much on East End lawns.

Listed Days Ago — With the Lawn Already Rendered In

Here is the part that says everything about what a lawn means to a property like this: the home hit the market just a few days ago, and because the yard was still bare dirt on photo day, the listing leads with architectural renderings — every one of them showing a finished, deep-green lawn wrapping the pool and patio.

From the builder's listing: the aerial rendering shows buyers the lawn they are promised — the one going in today.

Even the interior rendering sells the view: green through every pane of glass.

After today, those renderings stop being a promise. The sod goes down while the listing is live, so the real yard catches up to the pictures — and the house shows exactly the way it was drawn.

A Few Hours In: From Brown to Green

The crew started this morning, and by early afternoon most of the yard had already flipped. This is the part of a sod install that never gets old — the same views from the morning walkthrough, going from graded dirt to finished lawn in a matter of hours.

Somewhere in the middle of all that, the builder sent us a text. Four words: "These guys are good." Short — and exactly what a crew wants to hear halfway through a job.

The last roll went down five hours after the crew started — all 4,500 square feet in a single visit, start to finish.

The Finished Lawn

Update, July 31, 2026: the finished-lawn walkthrough is in — sound on below.

Sound on: walking the finished lawn from the patio around the pool to the tree line.

Every Edge of the Property, Not Just the Camera Angles

A listing photographer shoots the back lawn. A buyer walking the property sees everything else — the side runs, the hedge lines, the corners around the pool fencing and the utility pads. The paint lines the builder walked with us that morning covered all of it, and so did the sod:

The Review Came In That Evening

The same day this post first went live, that four-word text turned into a five-star Google review:

“Best sod company around. We've used them on about 5 of our Hamptons properties and I wouldn't recommend anyone else. Sean and his employees are thorough, neat, and stick to their schedule. Top quality. High recommend.”
Jon Gyscek·Verified Google review

About five Hamptons properties and counting. Repeat work is the strongest reference a sod crew can carry — spec builders do not hand a second, third, and fourth lawn to a crew that misses schedules or leaves a site messy.

Same Builder, One Door Down

Spec builders on the East End save the lawn for last, because a freshly sodded yard is what makes a finished home look finished. The 3,000 square foot lawn next door went from bare grade to deep green in a single day, and this 4,500 square foot yard did the same — five hours from first roll to finished lawn.

Why East End Builders Keep Calling Us Back

Tie the whole day together and the case makes itself. A builder with about five CT Sod lawns behind him handed us the next one without shopping around. Two inches of rain the day before didn’t move the schedule. The sod was cut at the farm that same morning, 4,500 square feet went down in five hours, and the edges were finished on the sides of the house no listing photo will ever show. That’s the difference between a crew that lays sod and a company built around it.

Frequently Asked Questions

Can you install sod right after heavy rain?+
It depends on the soil. This Montauk site took two inches of rain the day before install, and the sandy, fast-draining East End soil was firm enough to work by morning. On heavier clay soils we sometimes wait a day so equipment and foot traffic don't rut the finished grade.
Do you work directly with builders and GCs?+
Yes. Much of our East End work is for builders finishing spec homes. When the builder marks the sod areas and walks the layout with us — like on this project — the install goes faster and every edge lands exactly where they want it.
How long does a 4,500 square foot sod installation take?+
Once the grade is ready, a lawn this size typically goes in within a single day. The 3,000 square foot lawn next door went from bare grade to finished lawn start to finish in one day.
Do you handle the site prep too?+
On this project the builder handled the grading and marked the sod areas. If your site is not ready, we offer full sod prep, grading, and old-lawn removal as well.

If you are looking for sod in the New England area this is the place to go. My son and his family recently moved to Claremont NH and needed sod. Due to his busy schedule and being new to the area and not being able to find a local installer I planned a trip from NC to install it for him. The ordering process was easy and I believe Kayla was helpful on the phone explaining different grass options and what would work best for the area. She scheduled the sod delivery about a month out for me which allowed me to time plan my short weekend trip. On delivery day things did not go as planned due to situations beyond CT Sod’s control. I was updated by Sean throughout the day regarding the issues and his plans to make it happen. Unfortunately it did not. Sean promised to make it right and realized I had a made a special trip up for the install. I did not get to install sod that weekend but Sean and CT Sod went above and beyond to make the issue right. Sod was delivered and installed a few days after I arrived home and the quality and customer service was above and beyond. The sod looked so good people who were driving by have been inquiring to my son about where it was from and commenting how great it looks. Shout out to CT Sod for making a bad situation into a great one. As a general contractor in NC I wish we had vendors like these folks who do the right thing without being asked!!!

We had a great experience with CT Sod. After our pool installation, our yard needed significant cleanup and restoration. Their team did an excellent job prepping the area with quality topsoil and installing the new sod. They were professional, friendly, and especially careful working around our brand-new pool and patio. Communication was easy throughout the process via text, and they took the time to recommend the right type of sod specifically for the conditions in our yard. The finished lawn exceeded our expectations and looks fantastic. They also provided great value—we were able to use the extra topsoil and sod to improve other areas of our property. Overall, very happy with the quality of the work and the entire experience with CT Sod.

I recently dealt with Sean and Kayla to set up a sod installation around a new pool - couldn’t be happier with the process, price, and results. Highly recommend CT Sod - you won’t be disappointed with this company. I snapped this while the guys were working. In 4 hours they almost had the whole 5,000 square feet of fresh Kentucky Bluegrass installed. Results speak for themselves.
