Last month we rolled out the lawn on a $5.5M new build in Montauk — and in that post we mentioned the blue house in the background was this builder's next project. Today we're back, one door down, installing 4,500 square feet of fresh sod for the same East End builder.

Before the first roll goes down, the builder walked the site with us — and this time, the sound is on.

The Builder Walks Us Through the Site

In the video, the builder shows us exactly where he painted the lines for sod: which planting beds stay, where the lawn wraps the new fence and gates, and how the yard works around the equipment pads and stockpiled materials still on site. That kind of clear layout is gold for an installation crew — nobody is guessing at edges, and every cut lands where the builder wants it.

Two Inches of Rain — and a Site That Still Works

The forecast did its best to complicate install day: two inches of rain fell on Montauk yesterday. On a clay-heavy inland site, that much water can force a delay while the grade dries out enough to work without rutting.

Out here it's a different story. Montauk's sandy, quick-draining soil shed the water overnight, and by this morning the grade was firm underfoot and ready for sod. That fast drainage is a real advantage on install day — though it cuts both ways once the lawn is in, since sandy soil also lets moisture escape quickly. It's why amending sandy soil with compost and consistent early watering matter so much on East End lawns.

Listed Days Ago — With the Lawn Already Rendered In

Here is the part that says everything about what a lawn means to a property like this: the home hit the market just a few days ago, and because the yard was still bare dirt on photo day, the listing leads with architectural renderings — every one of them showing a finished, deep-green lawn wrapping the pool and patio.

Frequently Asked Questions

Can you install sod right after heavy rain?+
It depends on the soil. This Montauk site took two inches of rain the day before install, and the sandy, fast-draining East End soil was firm enough to work by morning. On heavier clay soils we sometimes wait a day so equipment and foot traffic don't rut the finished grade.
Do you work directly with builders and GCs?+
Yes. Much of our East End work is for builders finishing spec homes. When the builder marks the sod areas and walks the layout with us — like on this project — the install goes faster and every edge lands exactly where they want it.
How long does a 4,500 square foot sod installation take?+
Once the grade is ready, a lawn this size typically goes in within a single day. The 3,000 square foot lawn next door went from bare grade to finished lawn start to finish in one day.
Do you handle the site prep too?+
On this project the builder handled the grading and marked the sod areas. If your site is not ready, we offer full sod prep, grading, and old-lawn removal as well.
