When a high-end builder finishes a new home in Montauk, the last thing to go in is often the most important for the sale: the lawn. We just wrapped a 3,000 square foot sod installation in Montauk, NY on a newly built home listed at $5.5 million — and for the builder we partnered with, this was actually the *smallest* project we've installed for them. The most expensive so far was a $15 million waterfront estate.
The builder's team handled the site prep and grading. We handled the part buyers see first: rolling out a flawless, deep-green lawn that makes the whole property photograph — and show — like a finished home.
And we're not done with this builder: the blue house in the background of the photo above is their next project — we're scheduled to install its lawn in about three weeks.
Sod Installation in Montauk: The Last Step Before Listing
On a spec home, curb appeal is the close. A buyer pulls up, walks the property, and a bare dirt yard reads as *unfinished* no matter how stunning the house is. A freshly laid lawn reads as *move-in ready*. That's why the builders we work with across Suffolk County and the Hamptons save sod for the very end — and why they call CT Sod to get it done right the first time, on schedule, before showings.
Here's how this Montauk project came together, from bare grade to finished lawn.
Before: A Graded Canvas Around the Pool
The builder's crew had the site dialed in — pool set, decking down, timber retaining walls built, and the soil graded and ready. That prep matters: a clean, even grade is what lets new sod knit down fast with no lumps, gaps, or low spots.

The backyard before install — graded soil wrapping the pool and modern home, ready for sod.

The Install: 3,000 SqFt of Sod in a Single Day
With the grade ready, our crew got to work. Fresh-cut sod is a perishable product — once it's off the pallet it needs to go down and get watered fast, especially in full summer sun. We staged the rolls on site, laid tight seams around the pool and along every bed line, then rolled the entire lawn to press the roots into firm contact with the soil.

The Finished Lawn
By the end of the day the dirt yard was a finished, deep-green lawn — the kind of curb appeal that helps a $5.5 million listing show at its best. Clean lines along the pool, the retaining walls, and the beds, with a lawn that's ready for photos and showings.
