Variety zoning across a single property. Most premium residential and estate work benefits from running different varieties in different zones — Kentucky Bluegrass on the showcase entertainment lawn with reliable irrigation, KBG / Tall Fescue blends across the broader lawn footprint, fine fescue at the woodland edge and shaded transitions. We support multi-variety palette splits on a single delivery, matched to the site plan.
Palette splits on a single truck. Need 8 pallets of KBG and 3 pallets of TF blend dropped at two different staging points on the same property? Standard — we mark the order with the zoning plan and the driver places accordingly.
Multi-day staging across larger jobs. A 40,000 square foot install isn’t one truck. It’s three or four deliveries staged across a week or two against the install crew’s pace. We lock the schedule against your install calendar so the crew is never waiting on sod and the freshness window matches each install day.
Coordination with landscape architects and estate managers. Working off the spec sheet, not a hardware store guess. We can pull current cultivar composition from our growers for spec documentation, brief the estate maintenance team on the right fertilization and mowing height for the variety, and run all communication through the project manager or estate manager.
Discretion. No social media, no “happy customer” photo posts unless specifically requested, no broadcasting of property addresses. If you need staff coordination, gate clearance protocols, or specific delivery windows around household schedules, we work to it.

There's no strict square-footage cutoff. Practically, we treat anything over about 10,000 square feet of sod, or any property with multiple variety zones, multi-day staging, or a landscape architect on the project as estate-tier. The hallmark isn't size — it's the operational coordination it requires.
Can you coordinate with our landscape architect or estate manager?
Yes — a meaningful share of our estate volume comes through landscape architects, estate managers, and grounds superintendents. We work off the spec, the site plan, and the install calendar. Do you do variety zoning on a single property?
Routinely. A typical estate sod plan might be Kentucky Bluegrass on the front showcase lawn (with irrigation), a KBG/Tall Fescue blend on the broader rear lawn footprint, and fine fescue specifications at woodland edges and shaded transitions. We deliver split palettes on a single truck matched to the zoning plan.
How discreet is delivery on a high-profile property?

What about ongoing maintenance after install?
We handle the delivery and (when requested) the install. We don't run maintenance crews. For ongoing care, your landscape contractor or estate grounds team takes over once the sod is rooted. We're happy to brief your maintenance crew on the specific cultivars we delivered so the fertilization, mowing height, and irrigation plan matches the variety.
