Much of northern New Jersey's Piedmont sits on heavier clay soil that holds water and compacts under traffic. Sod takes well here with proper prep — loosening and amending the top few inches, grading for drainage, and avoiding overwatering once the roots take. Many Bergen lots already have in-ground irrigation, which is exactly what a showcase Kentucky bluegrass lawn needs to look its best.
The established neighborhoods of Ridgewood and Ho-Ho-Kus also carry a lot of mature tree canopy.
