Most of Cape May County's lawns sit on barrier islands — Avalon, Stone Harbor, the Wildwoods, Sea Isle, Ocean City — where the soil is nearly pure sand: fast-draining, low in organic matter, and exposed to salt from both the ocean and the back bays. Do I need topsoil before sodding over beach sand?
Usually yes. A few inches of quality topsoil over raw sand dramatically improves water and nutrient retention. Our full-service installs include grading and topsoil.

Yes. We plan around shore traffic and coordinate with rental turnover and second-home schedules. Book early for spring and early-summer dates — lead time is typically 2–7 days.
