Dense, dark-green turf-type tall fescue sod — the variety CT Sod installed on the Bridgewater estate
Completed project report — installation finished August 22, 2026. The customer-supplied walkthrough below records the pond landscape before sod; the installation-day DJI aerials and finished-lawn photographs document the work that followed.

CT Sod installed approximately 9,000 square feet of fresh-cut tall fescue sod on a private 28-acre estate in Bridgewater, Connecticut, wrapping the new lawn around the property's newly constructed pond and waterfall landscape. The installation was completed on August 22, 2026.

The estate sits in Bridgewater's Lake Lillinonah area — a significant historic property dating to the 1800s. Out of respect for the owners' privacy, we're not publishing the address or any identifying details. The work itself is the story.

The customer's aerial walkthrough establishes the setting before our installation: the water, the estate grounds, and the prepared pond edge where the fresh sod would go. It is a pre-installation record, not a claim about the completed lawn. The landscaper completed the prep; CT Sod's scope began when the grade was ready for sod.

Finishing the Landscape Around a New Pond and Waterfalls

The pond and waterfalls were built in a corner of the 28-acre property, and the point of this job was to accentuate them — to turn the construction ground around the new water feature back into finished estate lawn, so the feature reads as a destination instead of a work site.

The centerpiece of this project is the estate's newly constructed pond and waterfall landscape. To be clear about scope: CT Sod's work here was the sod installation itself. The pond, waterfalls, stonework, and surrounding site construction were completed by the estate's other contractors, and our sod went down over the prepared grade they left for us.

At this stage of a project, fresh sod changes the timeline. A newly built water feature sits in the middle of disturbed construction soil — bare dirt, equipment tracks, exposed grade. Seed leaves that soil bare while it establishes; sod provides immediate, mature turf coverage around the finished feature.

That is the practical reason large construction-stage landscapes go to sod. It is not just the finished look — it is the protection a covered lawn gives the prepared grade, pond edges, and new stonework from the first day.

Why Tall Fescue Works on Large Connecticut Properties

Tall fescue is a practical choice for large lawns in western Connecticut.

Rooting depth. Mature turf-type tall fescue roots two to three feet down — noticeably deeper than Kentucky bluegrass. On large open lawns, that depth helps the turf carry through July and August dry stretches with less supplemental water.

Drought tolerance once established. After the establishment window, tall fescue can hold color on a lighter irrigation program than an equivalent area of bluegrass would demand. On estate-scale acreage, where watering every square foot heavily is not realistic, that matters.

Cool-season fit. Tall fescue is a cool-season grass that performs well in Connecticut's climate and handles mixed conditions — open sun, partial tree shade, slopes — without needing every zone managed separately.

A true blend, on purpose. Tall fescue sod is grown as roughly a 90/10 blend of turf-type tall fescue and Kentucky bluegrass — the bluegrass knits the sod together so it harvests and installs in tight, uniform rolls. You can read more about the variety on our tall fescue sod page, or compare options in our guide to the best sod for Litchfield County properties.

One thing tall fescue does not change: new sod requires aggressive watering during establishment, regardless of variety. The drought tolerance comes after the roots knit down. Our first 14 days watering guide covers exactly what that window looks like.

Installing Sod Around Ponds and Water Features

Prepared grade curving along the new pond's stone edge on a Bridgewater, CT estate, ready for tall fescue sod

Sodding around a water feature is detail work, and it is where an experienced crew shows. The considerations on a job like this one:

  • Following curved edges cleanly. Pond lines are curves, not squares. Each roll gets cut to follow the edge so the lawn reads as one continuous surface meeting the water, not a patchwork approximating it.
  • Keeping seams tight. Seams are the first place new sod dries out. On visible, high-stakes areas like a pond surround, tight staggered seams are the difference between a lawn and a checkerboard.
  • Clean transitions. Fresh turf has to meet stone borders, waterfall rock, and planting beds at a consistent, finished line.
  • Protecting the prepared grade. Pallets and equipment are staged so the finish grade — and the new construction around it — is not damaged during the install.
  • Staging across a large property. On a 28-acre site, pallet placement is planned so fresh sod keeps moving from pallet to soil instead of sitting in the sun.
  • Water immediately. Irrigation starts right behind the installation, the same day.
Fresh-cut sod is perishable — the faster it goes from farm to soil to water, the better it establishes. That pace matters even more in August heat.

Installation-Day Aerials Around the Pond

The five DJI clips below were recorded as the tall fescue installation moved around the prepared pond edge. It shows the work in sequence — fresh sod being fitted to the curve, then the wider landscape as the new lawn starts to reconnect the water feature to the surrounding grounds. The pond, waterfall, stonework, and original site prep remain the other contractors' work; CT Sod installed the sod over the prepared grade.

The Finished Pond Landscape

The aerial and ground views below show the completed lawn around the water feature. The objective was not to take credit for the pond construction — it was to give the new pond and waterfalls the finished green setting they were built to have.

Reading the Site From the Air

Together, the customer-supplied pre-installation walkthrough and the installation-day aerials make the change legible: the prepared pond landscape before sod, the fresh tall fescue moving into place, and the finished lawn tying the new water feature back into the estate grounds.

Sod Installation in Bridgewater and the Litchfield County Hills

CT Sod installs sod throughout Bridgewater and the surrounding Northwest Connecticut estate corridor — Roxbury, Washington, New Milford, Brookfield, Southbury, Woodbury, and the rest of the Litchfield County hills above the Housatonic Valley.

The work out here has a pattern: large acreage, long private drives, wooded sites, lake and pond frontage, and newly constructed landscapes that need to be finished — properties where the lawn is measured in thousands of square feet, not hundreds. This Bridgewater project is a clear example of landscape sod installation at that scale.

If you are planning a project in the area, start with professional sod installation across Litchfield County, our Bridgewater sod installation page, or fresh sod delivery in Bridgewater if your crew is handling the install.

Frequently Asked Questions

Does CT Sod install sod in Bridgewater, Connecticut?+
Yes. This page documents a 9,000-square-foot tall fescue installation CT Sod completed on a private 28-acre Bridgewater estate on August 22, 2026. CT Sod installs sod throughout Bridgewater and the surrounding Litchfield County area, including Roxbury, Washington, New Milford, Brookfield, Southbury, and Woodbury.
What type of sod was installed on this Bridgewater estate?+
Tall fescue — grown, as tall fescue sod typically is, as roughly a 90/10 blend of turf-type tall fescue and Kentucky bluegrass. It was chosen for its deep rooting and drought tolerance, which suit large Connecticut properties where heavily irrigating every square foot is not realistic.
Is tall fescue good for large Connecticut lawns?+
Yes. Mature turf-type tall fescue roots two to three feet deep — deeper than Kentucky bluegrass — which helps it ride out summer dry stretches with less supplemental water once established. Like any new sod, it still requires aggressive watering during the first two weeks of establishment.
Can sod be installed around ponds and waterfalls?+
Yes, provided the finished grading and drainage around the feature are done properly. The keys are cutting rolls to follow the curved edges cleanly, keeping seams tight, and making clean transitions into stone and planting beds. Sod also stabilizes bare construction soil immediately, which protects a new pond from silt washing in while grass establishes.
How much sod can CT Sod install on a large estate?+
Documented projects on this site run from residential lawns up to estate installations of 17,000 square feet, including this 9,000-square-foot Bridgewater project. Larger and phased projects are quoted case by case based on square footage, site access, and timing.

We had a great experience with CT Sod. After our pool installation, our yard needed significant cleanup and restoration. Their team did an excellent job prepping the area with quality topsoil and installing the new sod. They were professional, friendly, and especially careful working around our brand-new pool and patio. Communication was easy throughout the process via text, and they took the time to recommend the right type of sod specifically for the conditions in our yard. The finished lawn exceeded our expectations and looks fantastic. They also provided great value—we were able to use the extra topsoil and sod to improve other areas of our property. Overall, very happy with the quality of the work and the entire experience with CT Sod.

I recently dealt with Sean and Kayla to set up a sod installation around a new pool - couldn’t be happier with the process, price, and results. Highly recommend CT Sod - you won’t be disappointed with this company. I snapped this while the guys were working. In 4 hours they almost had the whole 5,000 square feet of fresh Kentucky Bluegrass installed. Results speak for themselves.
