Project update — August 25, 2026. Screened topsoil is going in today, and the sod installs Wednesday, August 26. The log below runs oldest to newest; install and finished-lawn media will be added as the job progresses.

CT Sod has delivered and installed sod on Cape Cod before — but this is the first Cape job we are documenting on the site from start to finish. The project: 6,000 square feet of a Kentucky bluegrass, tall fescue, and perennial ryegrass blend, going in with full site preparation at an estate property in Chatham, MA.

Chatham sits at the elbow of the Cape with open water on three sides. The soil is fast-draining glacial outwash, the wind carries salt, and a lawn here has to be built for both — from the first pass of grading to the last roll of sod. That is exactly why this one is worth documenting: this page will follow the whole process, so anyone planning a lawn on the Cape can see how the work actually runs.

The Job: An Estate Lawn at the Elbow of the Cape

The scope is CT Sod's full package — site preparation, 80 yards of screened topsoil, finish grading, and the sod installation itself — across 6,000 square feet of lawn areas that run from the shingled main house down past the planting beds and boulder walls to the road frontage. The established hydrangea and rose beds stay; the lawn gets rebuilt around them.

The grass is a three-way blend: Kentucky bluegrass for the deep color and self-repairing density, tall fescue for roots that chase moisture down through sandy soil, and perennial ryegrass to knit the new lawn together quickly. On a wind-exposed Cape property, that mix covers the conditions from three directions.

Site Prep: Old Lawn and Sand Out, Graded Clean

The first phase of prep took out the existing lawn and the sandy top layer it grew in. With that gone, the lawn areas are graded smooth, the irrigation heads are flagged out across the yard, and the planting beds and stone are cut in clean so the finished lawn can run a tight edge against them.

Update — Tuesday, August 25: 80 Yards of Screened Topsoil Going In

Where the old lawn came out, the sandy top layer came out with it. Today we are bringing in 80 yards of screened topsoil to replace it — a clean, consistent root zone spread across the graded areas so the new sod roots into real soil instead of straight sand. It is the step a finished lawn never shows, and it has as much to do with how the lawn performs as the sod itself.

The sod goes down tomorrow: Wednesday, August 26.

Why a Bluegrass, Fescue and Rye Blend for Chatham

Cape Cod sand drains fast and holds few nutrients, and the salt that rides an easterly wind is hard on shallow-rooted grass. The tall fescue in this blend puts roots deep enough to ride out dry stretches; the perennial ryegrass establishes fast, which matters on a sandy grade where you want the surface locked in quickly; and the Kentucky bluegrass brings the color and self-healing that keep an estate lawn looking the part. With irrigation already in place at this property, the bluegrass gets the water it wants — the blend takes the best of all three without betting the lawn on any single grass.
