Sod Varieties for MetroWest Boston Installs

MetroWest is the leafy western commuter belt outside Boston — Concord, Carlisle, Lincoln, Dover, Sherborn, and the surrounding low-density towns. Wooded, inland, with larger lots and no coastal salt. Our balanced default leads:

Bluegrass-Fescue Blends sod

Bluegrass-Fescue Blends

Most Versatile
Min sun: 4–6 hrs Shade: Medium

Bluegrass aesthetics with fescue durability underneath. The default install for most residential sites.

Our all-around pick for the established suburban lawns from Concord to Wellesley — bluegrass color with fescue durability through the area's mix of sun and shade.

Best sod for Massachusetts
Black Beauty Tall Fescue sod

Black Beauty Tall Fescue

Deep-Rooted
Min sun: 4+ hrs Shade: Medium

Deep roots (2–3 ft), drought tolerance, refined look. Strong choice for partial-shade or lower-maintenance sites.

Best for the many wooded, shaded lots and the larger low-density properties out here — deep roots with good shade and drought tolerance.

Tall Fescue guide
Kentucky Bluegrass sod

Kentucky Bluegrass

The Classic
Min sun: 6+ hrs Shade: Low–Medium

Rich color, tight knit-in. The traditional install for MetroWest Boston properties with established irrigation.

For open, sunny, irrigated lawns; very cold-hardy, with the classic dense look and the most watering of the four.

Kentucky Bluegrass guide
RTF (Rhizomatous Tall Fescue) sod

RTF (Rhizomatous Tall Fescue)

Best for Dogs & Kids
Min sun: 4+ hrs Shade: Medium

Self-repairing rhizome system fills in damage from foot traffic and dog use. Strongest performer for active family lawns.

Best for active family yards with kids and dogs; self-repairing rhizomes recover from heavy traffic.

Why Use Our Install Crews

Installing Sod in MetroWest: Large Wooded Lots Done Right

MetroWest installs run bigger than most — the low-density lots of Concord, Carlisle, Lincoln, Dover, and Sherborn give a crew room to work and acreage to cover. The sequence stays disciplined at any size: strip the old turf, loosen the suburban loam or rockier till underneath, cap with fresh topsoil where the ground runs thin, grade, and lay morning-cut sod the same day. Larger lawns go in phased batches so the last roll goes down as fresh as the first.

The balanced bluegrass-fescue blend is the working default out here, with deep-rooted fescue carrying the heavily wooded properties and their long shade. There's no coastal salt to design around — just tree cover, and winters the varieties we cut are bred for. Crews stage pallets on the drive, work zone by zone, and keep beds and stone walls clean; on long-drive properties the staging plan is settled on the walk-through.

Every install leaves with the watering and first-mow handoff — day by day in the new sod care guide — and the Massachusetts sod installation page covers every MetroWest town.

Frequently Asked Questions

Frequently Asked Questions

Do you install sod across MetroWest Boston, Massachusetts?
Yes — full-service install is available across MetroWest Boston. Our own install crews handle the install on site — one point of contact from quote through completion — so you get the same end-to-end service we provide in our home market. Lead time is typically 2–7 days from quote. Call (203) 806-4086 to scope your project.
What's your install minimum for MetroWest Boston?
Our typical install minimum is 1,200 sq ft. Smaller projects can usually be served with pallet-only delivery (600 sq ft minimum) for you or your landscaper to install.
What's included in your sod install vs. what a landscaper does?
We're sod specialists, not full-service landscapers. We handle the sod-specific work: stripping old turf, topsoil, grading, sod delivery on the same day as install, and laying with tight seams by crews that do this every day. We don't handle hardscape, plantings, irrigation install, tree work, or ongoing maintenance. If your project needs those, hire a landscaper for the full job and we'll work as the sod sub — many landscapers across MetroWest Boston already do this with us.
Which sod variety is best for MetroWest Boston install?
For full-sun, irrigated lawns, Kentucky bluegrass gives the traditional refined look. For partial shade or drought tolerance, Black Beauty tall fescue. For dogs and active families, RTF (rhizomatous tall fescue). We'll match the variety to your specific site during the quote.
How soon can I walk on the new sod?
Light foot traffic is fine after the first week. Heavy use (parties, kids' games, dog play) should wait 2–3 weeks while the sod roots into the soil. We leave a one-page care sheet with the install covering watering, first-mow timing, and the first month's protocol.
Can you re-lawn a whole acre in phases?
Yes — phasing is how big MetroWest lawns should go in. The property gets sectioned, each batch of sod arrives the morning it's cut and is laid that day, and each finished zone starts its watering schedule immediately. The alternative — one giant delivery sitting on pallets while the crew works toward it — is how big installs go wrong, so we don't do it that way.
Sprinklers are going in at the same time. What order does it happen?
Irrigation first, always: lines trenched and heads set, then finish grading heals the trenches, then sod goes over the top of all of it. Flip the order and the irrigation crew cuts your new lawn open. When both are booked, we coordinate directly with the irrigation contractor so the handoff lands in the right week.
How disruptive is the install to the rest of the property?
Less than people expect. Pallets stage on the driveway, the crew works zone by zone, beds and walls get worked around rather than over, and the stripped material and pallet debris leave when the crew does. On most lots the evidence that anything happened is the lawn itself.
What's the best all-around sod for a lawn in Concord or Wellesley?
A bluegrass-fescue blend is the reliable default for MetroWest's established suburbs — bluegrass color with fescue durability through sun and shade.
What works for a large, wooded, shaded lot?
Deep-rooted tall fescue and blends handle shade and the drier, rootier ground under mature trees far better than bluegrass alone.
Will the sod survive the winters out here?
Yes. All four varieties are cold-hardy and go dormant in winter. Fall and spring are the ideal planting windows.
How fast can you deliver in MetroWest?
Standard lead time is typically 2–7 days. Spring and early summer book up fastest, so schedule ahead.

Highly recommend CT Sod. Sean was a pleasure to work with and the quality is top notch. Weather had delayed the delivery for a few days, so Sean and his crew installed the sod free of charge for the inconvenience. Couldn’t be happier with the results and I will be using CT Sod for all of my sod in the future.

I recently dealt with Sean and Kayla to set up a sod installation around a new pool - couldn’t be happier with the process, price, and results. Highly recommend CT Sod - you won’t be disappointed with this company. I snapped this while the guys were working. In 4 hours they almost had the whole 5,000 square feet of fresh Kentucky Bluegrass installed. Results speak for themselves.

I was on a search for a sod supplier, and between the large retail stores and the local nurseries, no one had sod ready when I needed it. I came across CT Sod, and not only they had sod available their prices were much more competitive than the large retailer and the local nurseries. From the initial call, order, delivery and installation, every step went smoothly. The office staff were extremely knowledgeable, professional and kind. The sod that was delivered was high quality. After the installation I have received detailed instruction on the maintenance, and a week later I received a call to verify that everything is well. I am highly recommend them for any size work. I am happy to say: “The grass is always greener at the neighbor yard”. I am that neighbor now!
